Local Know-How
Front-yard rules. Arcadia's development code is specific about what goes in a front yard. In single-family zones, fences along the front are kept low and must be an open design, driveway gates and their pilasters have to sit back from the property line, and new fences, walls, and gates go through the city's Site Plan and Design Review. We design to those rules from the first sketch, so there are no surprises at review.
Homeowners association areas. Five Arcadia neighborhoods have city-recognized homeowners associations: the Highlands, the Upper and Lower Rancho, Santa Anita Oaks, and Santa Anita Village. Each has an Architectural Review Board with design review authority over its area. If your home is in one, we'll flag it early and build the review into the schedule.
Permits. Gate operators and their electrical runs typically require city permits. As the licensed contractor, we handle the permit process as part of the job; it's included in the written estimate, never a surprise line item.
